March Madness…Is the Auburn Real Estate Market Heating Up?

For the second year in a row I did not fill out a bracket for March Madness.  I decided last year to enjoy the games and not worry about the dreaded ‘bracket buster’ game.  It worked then as I enjoyed the VCU run and looking for that underdog team to pull for again this year.   The NCAA tournament usually signals the beginning of Spring.  Here in Auburn the thermometer has been telling us Spring is here for a while.  We have had beautiful weather and it appears to be here to stay.  So, if you are like me you will probably finally dust off the lawn mower and hedge trimmers and get to work this weekend.  Make sure you wear your old green shirt tomorrow so you will be festive as you work….

Hardly a day goes by that someone does not ask me, ‘How’s the real estate market in Auburn?”  In a class one time the instructor said to always answer “unbelievable.”  The market is either unbelievably bad or unbelievably good.  Right now our market is still transitioning into the busy selling season for Auburn.  As always I have posted the monthly sales stats for Auburn, Opelika and Lee County.  You have the ability to draw your own conclusions based on the numbers.  First I want to make a few observations about the overall real estate market in Lee County.  The total number of active properties is down over 100 units from a year ago.  The average days on market is down for the homes that are selling too.  The overall average sales price is down over 10%.  If you have read my posts in the past I stress the fact that real estate is a ‘local’ issue.  So, it is very important to study a specific neighborhood or community to see what comparable properties tell you about that market.  Check back soon for a post about foreclosures in the area.  As always for further information please feel free to contact me.  Have a great Friday and weekend!
